There are twenty of them. They are not interchangeable, the amenity brochures will not tell you how they differ, and the difference is worth real money. I track all twenty.
Short version: I'm Brian Sacks, a Florida real estate advisor with Christie's International Real Estate First Coast. Twenty years, 400+ homes sold, and an SRES® designation. My practice is two things: 55+ active adult communities and new construction — the two corners of this market where the person across the table is a professional and you need one too.

I came into real estate in 2003 with Pulte Homes, where I sold new construction and learned how those contracts are written and who they are written for. Later I ran portfolio strategy on 2,000 asset dispositions and co-founded a residential finance company.
Most agents have seen one side of a transaction. I have underwritten them, built them, financed them and sold them — which is why I read a builder contract differently than someone who has only ever represented buyers.
