Should You Use Your Own Agent When Buying From Pulte or Del Webb?
I sold 800+ homes with Pulte Homes and Del Webb. Here's what I tell every buyer before they walk into one of their model homes.
Short answer: Yes. Pulte Homes and Del Webb are both PulteGroup brands, and the sales consultant in the model home works for the builder. Your own agent works for you on the contract, incentives, lot premiums and upgrades. Register your agent on your first visit, because builders generally won't let you add one afterward. I sold 800+ homes with Pulte Homes and Del Webb, so I know that contract from the builder's side.

I sat on the builder's side of this table
Before I represented buyers, I sold 800+ homes with Pulte Homes and Del Webb. Later I sold 2,500+ homes as COO of Ocean Avenue Investment Company. So I know how a builder's sales office works from the inside: how base prices are protected, how incentives are structured, and which parts of the contract matter when something goes wrong.
The sales consultant in a Pulte or Del Webb model home is usually friendly, knowledgeable and helpful. They also work for the builder. Their job is to sell homes on the builder's terms, using a contract the builder's attorney wrote. That isn't a criticism. It just means nobody in that office is on your side of the table unless you bring someone.
Pulte and Del Webb are the same company
Del Webb is PulteGroup's active adult brand. Pulte Homes builds for a broader range of buyers. Different models and different communities, but the same parent company, similar contracts and a similar sales process. If you've bought from one, you'll recognize the other.
Del Webb near Jacksonville: new or resale?
This changes what you need from an agent. As of September 2026, Del Webb Wildlight was the only Del Webb community I'd noted still selling new homes in our area. Del Webb Nocatee, Del Webb eTown and Del Webb Ponte Vedra have closed out of new construction, so buying there means buying resale. Confirm the status of Del Webb St. Johns before you tour. Status changes, so I check before every trip.
On a resale, you're negotiating with an owner, not a builder, and you want an agent who knows how each community's floor plans, lots and fees affect value. On a new build, you need someone who knows the builder's contract.
What your own agent does on a Pulte or Del Webb purchase
- Registers you on the first visit. Builders generally require your agent to come with you or register you at first contact. Walk in alone and you usually can't add representation later.
- Lot strategy. Which homesites hold value at resale and what a lot premium is really buying you.
- Options and upgrades. Structural options have to be done by the builder. Many finishes cost less after closing. Knowing the difference is worth thousands.
- Incentive math. Builder incentives are usually tied to the builder's lender and title company. Whether that's a good trade depends on the actual rate and fees, not the headline number.
- Contract review. Completion-date language, what happens to your deposit if the build runs long, and what the warranty actually covers.
- Inspections and walkthrough. An independent pre-drywall and pre-closing inspection, and a documented punch list before you close.
What it costs you
In most Northeast Florida new construction purchases, the builder pays the buyer's agent's compensation, so representation usually costs you nothing out of pocket. Terms vary by builder, so get them in writing. Buyers who arrive without an agent don't get a discount for it.
How to do it
- Call or text me before you visit a sales center or fill out a builder's online interest form.
- We pick the communities worth your time and compare the all-in monthly cost, including any CDD and HOA fees.
- I go with you on the first visit, or register you the way that builder currently requires.
- I review the contract, incentives and options with you before you sign.

Common questions
Should I use my own agent when buying from Pulte or Del Webb near Jacksonville?
Yes. The sales consultant in a Pulte or Del Webb model home works for the builder. Your own agent works for you on the contract, incentives, lot premiums, upgrades and inspections. Register your agent on your first visit, because builders generally won't let you add one afterward.
Will Del Webb or Pulte give me a better price if I come without an agent?
No. Builders budget buyer-agent compensation as a cost of sale, and buyers who arrive unrepresented don't receive a discount for it.
Can I add an agent after I've already visited a Del Webb sales center?
Usually not. Builders generally require your agent to accompany or register you at first contact. If you've already registered alone, ask the sales office about its policy, but expect the answer to be no.
Does Brian Sacks still work for Pulte or Del Webb?
No. Brian sold 800+ homes with Pulte Homes and Del Webb earlier in his career. Today he is a Realtor with Christie's International Real Estate First Coast and represents buyers and sellers, not the builder.
Which Del Webb communities near Jacksonville are still selling new homes?
As of September 2026, Del Webb Wildlight was the only Del Webb community Brian had noted still selling new homes in the area. Del Webb Nocatee, Del Webb eTown and Del Webb Ponte Vedra are resale only. Status changes, so confirm before you tour.
