What to watch out for
Every community has a version of this list. Most agents will not give you one, because it is easier to sell the amenity brochure. Here is the honest version for Del Webb Nocatee.
- Register representation before you tourThe onsite agent works for Pulte and the contract was written by Pulte's attorney. If you register at the sales center without an agent, you generally cannot add one later — you have given up your advocate for nothing. This is the single most expensive avoidable mistake in new construction.
- Final-phase inventory is not the best inventoryThe homesites remaining at the end of a phase are the ones nobody chose earlier. Sometimes that is a genuine bargain and sometimes it is a lot you will struggle to resell. Know which before you sign.
- Incentives are negotiable — but not all of themBuilder incentives are usually tied to using the in-house lender and title company. Whether that is a good trade depends on the rate they actually offer, not the headline.
- CDD assessmentAs with everything in Nocatee, budget for the CDD on top of HOA dues. It is on the tax bill.

Is Del Webb Nocatee sold out?
Not yet. It is in its final phase, with a limited number of new homes and quick move-ins remaining, plus occasional resales. Once the final phase closes, it becomes a resale-only community.
What is the difference between Del Webb Nocatee and Del Webb Ponte Vedra?
They are separate 55+ communities inside the same Nocatee master plan. Del Webb Ponte Vedra is the larger and older of the two, fully built out and resale only, with homes roughly two to thirteen years old. Del Webb Nocatee is newer and still selling new construction in its final phase. Ponte Vedra has deeper amenity programming because of its size; Nocatee has newer homes and a builder warranty.
Should I bring my own agent to the Del Webb Nocatee sales center?
Yes, and you must bring them the first time you visit. Builders require your agent to register with you on your first visit. If you tour alone and register yourself, you generally forfeit the right to representation on that purchase — and the onsite agent represents the builder, not you. Buyer representation costs you nothing in a builder transaction.
Does Del Webb Nocatee have a CDD fee?
Yes. Homes in Nocatee carry a Community Development District assessment in addition to HOA dues, billed through your annual property taxes rather than your HOA statement.
How it stacks up against the others
There are twenty 55+ communities in Northeast Florida. Comparing two or three properly — on all-in monthly cost, resale history and how the community is aging — is worth more than touring six.
