When 55+ Buyers Actually Buy in Northeast Florida
Most people think of spring as buying season. For my 55+ clients in St. Johns County and Northeast Florida, the calendar looks different.
Short answer: In my business, 55+ buyers are busiest from mid-October to mid-May, the same winter-to-spring stretch Florida agents describe for retirees. Local closings, which cover all buyers, climb from March and run highest in summer.

Ask most people when the housing market heats up and they'll say spring. They're right, for most of the country. Families want to be settled before fall, tax refunds land in April, and sellers list to catch the rush.
Now look at who is actually buying. Buyers ages 60 to 78 made up 42% of all home buyers in NAR's 2025 generational report. Many of those buyers aren't working around a family calendar. They have a winter they'd rather skip.
So what does the calendar look like here on the First Coast, in Ponte Vedra, Nocatee, St. Augustine, and the rest of St. Johns County? For my 55+ clients, the busiest stretch runs from mid-October to mid-May. Here's how that lines up with the local numbers, and where the data stops.
What the national data says
Nationally, existing-home sales peak between May and August, driven by families who want to close over the summer. That peak costs more: ATTOM data shows May as the most expensive month to buy, with seller premiums as high as 13.1% above market value. October is the cheapest.
Older buyers play by looser rules. NAR found that half of older boomers and two in five younger boomers bought entirely with cash. With no mortgage to line up and no fixed move-in date, they can move when the right house shows up.
What St. Johns County closings show
A caveat first: this covers all buyers, not just 55+. St. Johns County is home to Ponte Vedra, Nocatee, and St. Augustine, and these are the single-family closed sales NEFAR has reported for it.
| Month | Closed sales | Source |
|---|---|---|
| Jun 2025 | 490 | NEFAR |
| Jul 2025 | 468 | NEFAR |
| Aug 2025 | 479 | Florida Politics |
| Oct 2025 | 410 | Florida Politics |
| Nov 2025 | 354 | Florida Politics |
| Feb 2026 | 393 | News4Jax |
| Mar 2026 | 458 | News4Jax |
| Aug 2026 | 398 | NEFAR |
| Sep 2026 | 390 | News4Jax |
Read it with care. Closings lag contracts, and 2026 is running softer than 2025: August closings were 398, against 479 a year earlier. Still, the shape holds. Across the six-county region, closings jumped 22.6% from February to March and new listings rose 14.6%. Sales peak through summer, then fade into the fall. St. Johns County closings fell 13.7% from October to November 2025.
My own calendar looks different from that table. My busiest stretch with 55+ buyers runs from mid-October to mid-May, which matches what agents in other Florida retirement markets report. Tampa-area agents have said retirees buy from December through April.
Both things can be true. The table counts closings for all buyers, and closings trail the showings and offers that come first. A buyer who tours and writes an offer in January may not close until March. That's how a winter-heavy season can sit behind a spring jump in closings.
Many 55+ buyers here are relocating
A lot of them are coming from somewhere else. A 2026 buyer guide from Jax Property says active adult buyers are often relocating from out of state and comparing communities they can only visit for a few days at a time. It cites a lower tax burden, no state income tax, and proximity to the coast among their reasons.
The communities they're comparing run from Ponte Vedra and Nocatee to inland St. Johns County and Southside Jacksonville. Leading names include Del Webb Nocatee, Del Webb Ponte Vedra, Reverie at SilverLeaf, Stillwater, Del Webb eTown, and Del Webb St. Johns. Where a community has sold out of new homes, buyers turn to resales.
My read: a buyer on a few-day visit works to their own calendar, not the market's. That makes the timing of their trip matter as much as the month of their closing.
Why fall favors buyers here
Hurricane season runs June through November and peaks in August, September, and October. Statewide, buyer traffic tends to slow in those months, though sales don't stop.
The September numbers fit. Regional closings fell 9.5% from August, while St. Johns County's median price held near $568,750, down just 0.5%. Homes spent a median of 42 days on the market, and the county had a 3.7-month supply. NEFAR's president said buyers have more choices and negotiating power. St. Johns remains the most expensive county in the region, against a regional median of $399,000.
Keep the size of the swing in perspective. Seasonality typically moves the price of the same home by 2% to 4% from peak to trough. The county median also covers every single-family home, not just 55+ communities. Leverage in the fall is real, but it's modest.
Timing matters here. My busy season starts in mid-October, so the best leverage tends to come before it, in September and early October. Once winter buyers arrive, expect more competition.
What this means for you
If you're selling in a 55+ community
My busy season starts in mid-October, and buyers who tour over the winter are the ones writing offers. Aim to be live and show-ready by mid-October, with repairs, photos, and pricing finished in September. Waiting for spring means you may miss them.
If you're buying
Decide what matters most. If price and negotiating room come first, fall is your window: right now St. Johns County has a 3.7-month supply and homes are taking a median of 42 days to sell. If selection matters more, spring brings the new listings. In March 2026, St. Johns County had 690 new listings and 1,782 active homes.
If you're coming from out of state
Plan your visit between mid-October and mid-May, the heart of the local season, and line up tours of several communities in one trip. Ask each one for its all-in monthly cost in writing, HOA and CDD together. They're billed differently, so only the combined number compares fairly (here's how CDD vs. HOA fees work).
Season is a tiebreaker, not the decision. The best time to buy or sell is when your plans and the numbers line up.
Common questions
When do 55+ buyers buy in St. Johns County?
For my 55+ clients, the busiest stretch runs from mid-October to mid-May. No public data I found splits out 55+ purchases by month, and for all buyers, St. Johns County closings climb from March and run highest in summer.
Is fall a good time to buy in a 55+ community near Ponte Vedra or Nocatee?
Early fall gives buyers the most leverage, before the winter season builds. In September 2026, the county median was $568,750, homes took a median of 42 days to sell, and the supply was 3.7 months. That median covers all single-family homes, so community prices will differ.
Do snowbirds drive Northeast Florida real estate like they do on the Gulf Coast?
Partly. Gulf Coast agents describe a December-to-April retiree season, and my busiest months, mid-October to mid-May, follow a similar rhythm. Public closings data covers all buyers and doesn't show a winter surge, partly because closings trail showings and offers.
