55+ Communities in St. Johns County: Find Your Fit

St. Johns County has several purpose-built 55+ communities, and the best fit comes down to what you actually want to do with your days. Here's how I walk active adult buyers through the options.

Short answer: St. Johns County has several purpose-built 55+ and active adult communities, with WaterSong at RiverTown, Reverie at SilverLeaf, Stillwater, and Del Webb Saint Johns among the most discussed options as of 2026. Each offers a distinct mix of amenities, home styles, and lifestyle programming, so the best fit comes down to what you actually want to do with your days and how much community involvement you're looking for.

Why St. Johns County Keeps Drawing Active Adult Buyers

I work with a lot of 55+ buyers, and the same county keeps coming up: St. Johns. The combination of newer master-planned infrastructure, proximity to the coast, and a relatively low property tax rate compared to many Florida counties makes it a natural landing spot for buyers relocating from the Northeast, Midwest, and West Coast.

The 2026 market here is worth understanding before you start touring models. According to Redfin's county housing market data for the three months ending June 2026, the median sale price in St. Johns County was around $517,000, up approximately 5.4% year-over-year, with average days on market dropping from about 85 to 76 days compared to the prior year. That's a market that's still moving, even if it's more measured than the frenzy of a few years back.

Zillow's home-value dashboard through July 31, 2026 puts the average home value at $492,832, down 2.2% over the prior year, with a median sale price around $511,033. And a Realtor.com county report from March 2026 noted a median listing price near $525,000 and median days on market around 91. These are portal estimates, not official MLS figures, so I always cross-check with current NEFAR data before we make any decisions, but they give you a useful baseline.

The takeaway: inventory is available, prices have moderated slightly from their peak, and buyers who know what they want are finding real opportunities. That's the environment you're shopping in right now.

The Communities Worth Knowing

Here's how I walk my 55+ clients through the main options. These aren't ranked, because the right answer depends entirely on your lifestyle priorities.

WaterSong at RiverTown

This is one of the most distinctive 55+ options in Northeast Florida, and it's the one I find myself talking about most with buyers who want a true sense of place. WaterSong is a dedicated 55-and-over enclave inside the larger RiverTown master-planned community, situated along the St. Johns River corridor in St. Johns.

What sets it apart is the layered amenity structure. WaterSong residents have their own exclusive clubhouse, resort-style pool, lap pool, outdoor spa, fitness center, event lawn, bocce and pickleball courts, lake pavilion, biergarten, and dog park. On top of that, they have full access to RiverTown's broader amenities: the RiverClub and RiverHouse clubhouses, an extensive hiking and biking trail network, and a fishing pier right on the river.

If your ideal day involves a morning walk along the river, a pickleball match, and a casual evening at the biergarten with neighbors, WaterSong is worth a serious look. The riverfront setting is genuinely hard to replicate anywhere else in the county.

Reverie at SilverLeaf and Stillwater

SilverLeaf is one of St. Johns County's newer master-planned corridors, and Reverie is its dedicated active adult component. Buyers drawn to this area tend to prioritize newer construction, easy access to the CR-210 corridor, and a resort-style lifestyle that leans into golf-cart-friendly design and social programming.

Stillwater is another active adult option in the county that comes up regularly in my conversations. Each of these communities has its own amenity profile, and the differences matter. Some buyers want a bigger clubhouse and more organized programming; others want a quieter setting with fewer organized events and more flexibility in how they spend their time. That's a conversation worth having before you start touring.

Del Webb Saint Johns and Del Webb Ponte Vedra

Del Webb is the national brand most buyers recognize, and St. Johns County has representation from both. Del Webb Ponte Vedra, inside Nocatee, is the more established of the two. Nocatee's "small city" feel, with its town center, waterparks, and beach shuttle access, gives Del Webb Ponte Vedra residents a lifestyle that blends 55+ exclusivity with a broader community infrastructure that's genuinely walkable and active.

Del Webb Saint Johns is a newer development with a large amenity center planned for active adults. As of August 31, 2026, build-out is ongoing, so I'd encourage any buyer interested in this community to get current details directly from the builder and from me, since the timeline and available inventory change regularly.

The difference between the two Del Webb options often comes down to how far along the community is, what home styles are available, and whether you want a more established social scene or the energy of a community still taking shape. Both are worth a visit if Del Webb's programming model appeals to you.

How to Compare Your Options

When I sit down with 55+ buyers, I ask them to think about a few things before we ever set foot in a model home:

  • Water vs. land: Do you want riverfront or lakefront access, or is proximity to the coast (and a beach shuttle) more important?
  • Activity level: Are you looking for a full calendar of organized events and fitness classes, or do you want amenities available when you want them without a packed social schedule?
  • New construction vs. resale: New construction gives you customization options but often comes with a longer timeline; resale lets you move in faster and see exactly what you're getting.
  • HOA involvement: Every 55+ community in St. Johns County has an HOA, and the level of maintenance coverage, community rules, and fee structures vary. This is one of the first things I review with my clients before we make an offer.
  • Highway access: If you're commuting part-time, visiting family regularly, or just want easy access to Jacksonville or St. Augustine, the CR-210 corridor communities tend to offer the most straightforward highway access.

Your specific priorities are going to narrow this list quickly, and that's exactly the kind of conversation I have with every 55+ buyer I work with before we start scheduling tours.

What the Legal "55 and Over" Designation Actually Means

This comes up in almost every consultation, so it's worth addressing directly. Under the Housing for Older Persons Act (HOPA), a community qualifies as a legitimate 55+ community when at least 80% of occupied units have at least one resident who is 55 or older, the community publishes and follows policies demonstrating its intent to be 55+ housing, and it maintains age verification procedures.

That 80/20 rule means a limited number of households in any given community may include residents under 55. It also means your grandkids can visit, and in most communities they can stay for extended periods, though the specific rules on guest stays vary by community CC&Rs. I always pull the governing documents for my buyers so there are no surprises after closing.

The National Association of Realtors and HUD both publish guidance on HOPA compliance that I reference regularly. If you want to understand exactly how a specific community's rules work, that's part of the due diligence process I walk every buyer through.

Common questions

How does living in a 55+ community in St. Johns County compare to a regular neighborhood in Nocatee or St. Augustine?

The biggest practical difference is the age-qualification requirement and the amenity programming that comes with it. A 55+ community is designed around the lifestyle priorities of active adults, with fitness centers, social clubs, and low-maintenance living built in from the start. A general neighborhood like Nocatee's non-age-restricted sections sometimes has a larger amenity footprint, but the programming isn't tailored specifically to active adults. Many of my 55+ clients find that the sense of community in an age-qualified neighborhood is what they value most.

What amenities do WaterSong at RiverTown, Reverie at SilverLeaf, and Stillwater actually offer?

WaterSong at RiverTown offers a resort-style pool, lap pool, outdoor spa, fitness center, pickleball and bocce courts, a lake pavilion, biergarten, event lawn, and dog park, plus access to RiverTown's broader trail network and riverfront features. Reverie at SilverLeaf and Stillwater each have their own clubhouse and amenity packages oriented toward active adult living. The details vary, and I'd recommend touring each in person, because the feel of a community is something you can't fully capture in a brochure.

Can grandkids visit or stay with me in a 55+ community in Northeast Florida?

Yes, under HOPA, guests of any age are generally permitted to visit. The rules around how long a non-qualifying guest can stay continuously vary by community and are spelled out in the CC&Rs and community rules. Most communities allow extended visits; some have specific limits. I pull the governing documents for every buyer I work with so you know exactly what the rules are before you close.

Is the St. Johns County housing market in 2026 a good time to buy into a 55+ community, or should I wait?

The market has moderated from its peak years, with median prices in the $511,000-$525,000 range depending on the source and methodology, and days on market in the 76-91 day range as of mid-2026 data. That means buyers have more time to evaluate and negotiate than they did a few years ago. Whether now is the right time for you depends on your personal timeline, financing situation, and what's available in the specific communities you're considering. That's a conversation I have with every buyer individually, because the right answer is different for everyone.

What's the difference between Del Webb Saint Johns and Del Webb Ponte Vedra?

Del Webb Ponte Vedra is the established Del Webb community inside Nocatee, with a fully built-out amenity center and an active social calendar. Del Webb Saint Johns is a newer development that was still in active build-out as of August 31, 2026, which means more new construction options but a community that's still growing into its social programming. If you're considering either, I'd recommend touring both and comparing not just the homes but the stage of community development, since that affects everything from move-in timelines to the energy of daily life there.
