55+ Communities in Ponte Vedra and St. Augustine Realtor

Choosing an agent for a 55+ move around Ponte Vedra, Nocatee and St. Augustine comes down to a few questions. Here is what to ask, which communities to start with, and how new construction and resale compare.

55+ Communities in Ponte Vedra and St. Augustine Realtor

Short answer: Look for an agent who works 55+ communities in Ponte Vedra, Nocatee, and St. Augustine every week, not once a year. That agent should be able to tell you which communities are legally age-restricted, compare recurring costs side by side, and handle both new construction and resale. I'm Brian Sacks with Southern Latitude Group at Christie's International Real Estate First Coast, and this is the work I do every day.

Key takeaways

  • A community that markets to older adults is not automatically legally age-restricted, so confirm the status in writing before you fall in love with a floor plan.
  • Del Webb Nocatee and Del Webb Ponte Vedra share a brand but not the same monthly obligations, so compare the all-in numbers, not the labels.
  • A builder's sales rep works for the builder, so register with your own agent before your first sales center visit.
  • New construction and resale each fit different timelines and priorities; neither is better in general.

What should I ask an agent before touring 55+ communities in Ponte Vedra?

Ask five things: which communities are legally age-restricted, whether inventory is builder, resale, or both, what the HOA covers, what recurring fees apply, and what insurance and maintenance look like. An agent who answers these without hesitation has done the homework. One who says "they're all pretty similar" has not.

Is it age-restricted or just age-targeted?

This is the first screen I run for every client. Some communities are legally age-restricted under the federal Housing for Older Persons Act (HOPA), which HUD enforces (see my 55+ age-restriction rules explained). Others are simply marketed toward older adults. The difference affects who can live in the home, now and when you sell.

Don't infer it from a listing description. Ask for the current governing documents from the association or developer. Check the household-age rules and any extra occupancy or residency requirements.

What do I get from the community HOA versus the master association?

Many communities here sit inside a larger master-planned development. That means two layers of amenities and two layers of obligations.

For example, Del Webb Nocatee includes a large clubhouse, pools, pickleball, tennis, fitness facilities, trails, and social spaces. Residents can also reach amenities in the wider Nocatee development. Exact access, fees, and operating rules can vary by neighborhood and change over time, so confirm them with the association.

Which fees repeat, and is there a CDD?

Ask which fees are recurring and whether the property carries a CDD or another governmental assessment. A low HOA with a CDD can cost about the same each month as a higher HOA with no CDD. The labels hide the real number (more in CDD vs. HOA).

That's why Del Webb Ponte Vedra and Del Webb Nocatee deserve a side-by-side look. Similar brand, very different monthly costs. I build that comparison with you from current documents, because figures change and I won't guess.

What about insurance and maintenance?

Northeast Florida has real hurricane and insurance considerations, and I address them honestly. Ask about roof age, HVAC age, flood exposure, insurance availability, and pending assessments. Florida has no state income tax, which helps your budget, but insurance can eat into that benefit if you don't plan for it.

Which 55+ communities are near Ponte Vedra, Nocatee, and St. Augustine?

Start with Del Webb Nocatee and Del Webb Ponte Vedra on the Ponte Vedra side, and Reverie at SilverLeaf and Reverie at TrailMark in the St. Augustine area. Then widen the list based on what you learn. Availability changes, so I verify current inventory at the time of your search.

Ponte Vedra and Nocatee

I usually start the first comparison with Del Webb Ponte Vedra and Del Webb Nocatee. Both sit near Nocatee's broader retail, recreation, healthcare, and transportation network. The key is separating what the 55+ community provides from what the larger development provides. I break that down in my Del Webb Nocatee and Del Webb Ponte Vedra breakdown.

St. Augustine

The St. Augustine list is longer. These are the communities I'd investigate:

  • Reverie at SilverLeaf, with new homes by Dream Finders Homes, pickleball, a golf simulator, and trails
  • Reverie at TrailMark, a separate community near historic St. Augustine
  • Parkland Preserve
  • Stillwater
  • WaterSong at RiverTown
  • Bridge Bay at Bannon Lakes
  • Cascades at World Golf Village
  • Villages of Seloy
  • Freedom at San Salito
  • Summer Bay at Grand Oaks

Don't confuse the two Reverie communities. They have different locations and different feels. If golf is built into your plan, Stillwater by Lennar is the one I point to first.

I cover the wider county in 55+ communities in St. Johns County. If WaterSong is on your list, my RiverTown overview covers the master-planned setting around it. You can also see the full list at all 20 NE Florida 55+ communities, compared.

Should I buy new construction or resale in a 55+ community?

Choose new construction if you want design selections and a fresh build, and resale if you want to inspect an existing home and see the neighborhood as it actually is. Neither is better in general. It comes down to your timeline and tolerance for the process.

I spent years selling for Pulte and sold 800+ homes with Pulte Homes and Del Webb, so I know how builders price and how incentives work. I also know what buyers routinely miss in builder contracts.

Here's my most repeated advice: register with your own agent before you walk into a sales center. The sales rep works for the builder. Their job is to sell the builder's homes. Mine is to protect your interests. I go deeper on this in my guide to new construction in a 55+ community and my post on working with a buyer's agent on new construction in St. Johns County.

What does the buying process look like?

Here's the sequence I walk my clients through:

  1. Define your geography, age and occupancy requirements, home type, maintenance tolerance, and amenity priorities.
  2. Set a maximum all-in monthly housing obligation, not just a purchase price.
  3. I narrow the list and verify current inventory.
  4. We tour, often several communities in one visit.
  5. We compare community documents and recurring obligations.
  6. We handle the offer, inspection, financing, appraisal, and closing. Your closing is handled by either a title company or a real estate attorney, and the choice is yours.

Timing matters too. I cover that in when 55+ buyers actually buy in Northeast Florida.

What can a free 15-minute strategy call help me decide?

It helps you decide where to start and what to do next, before you spend weekends touring. It's an initial planning conversation, not a guarantee of inventory, pricing, eligibility, financing, or any particular outcome.

On the call, we can:

  • Decide whether Ponte Vedra/Nocatee or St. Augustine is the better place to start
  • Separate age-restricted from age-targeted communities
  • Sort out new construction versus resale priorities
  • Identify what information you still need
  • Decide whether to move to tours or a more detailed home search

Many of my clients are researching from far away. They've watched the YouTube tours and compared fees, and they worry about hurricanes, insurance, and buying from 1,000 miles away. Those are the right worries, and we address them early. Curious how clients describe working with me? Read my reviews on Google and Zillow.

Common questions

What 55+ communities are available near Ponte Vedra, Nocatee, and St. Augustine?

Del Webb Nocatee and Del Webb Ponte Vedra anchor the Ponte Vedra side, while Reverie at SilverLeaf, Reverie at TrailMark, Stillwater, and WaterSong at RiverTown are among the St. Augustine-area options. Inventory, construction status, and new-versus-resale availability change often. I verify them at the time of your search.

Is Del Webb Nocatee better for me than Del Webb Ponte Vedra?

Neither is better for everyone, because it depends on your amenity priorities and your all-in monthly budget. The two share a brand but differ in recurring costs and in what comes from the community versus the larger development. We compare current documents side by side to find your answer.

What's the difference between a true 55+ community and an age-targeted neighborhood?

A true 55+ community is legally age-restricted under the federal Housing for Older Persons Act framework, while an age-targeted neighborhood is only marketed that way. Confirm the household-age rules and any added occupancy requirements in the association's current governing documents, not in a listing description.

Which St. Augustine 55+ communities offer new construction?

Reverie at SilverLeaf offers new homes by Dream Finders Homes, and Reverie at TrailMark also offers new homes. Other communities on my St. Augustine list may offer builder inventory, resale, or both. Confirm what's available at the time you search.

What should I compare besides purchase price?

Compare HOA services, CDD or other governmental assessments, amenity access, insurance availability, and maintenance such as roof and HVAC age. Add them up as a monthly figure for each community. That number tells a different story than the purchase price.
