Silverleaf Community Offers a Vacation-Like Lifestyle

Paths, parks, pools, pickleball and golf a short drive away make Silverleaf feel like time off. Here's what comes with which home, and what to check first.

Silverleaf Community Offers a Vacation-Like Lifestyle

Short answer: The Silverleaf community offers the building blocks of a vacation lifestyle: miles of sidewalks and golf-cart paths, neighborhood parks, pools, pickleball, tennis, and fitness and social space, with golf courses a short drive away. The 55+ piece is Reverie at Silverleaf. Amenity access can differ from one Silverleaf village to the next, so confirm what comes with the specific home you're considering.

Key Takeaways

  • According to the developer, SilverLeaf is a master-planned community in St. Johns County with more than 50 miles of sidewalks and golf-cart paths.
  • Reverie at Silverleaf is the age-qualified 55+ neighborhood, and the other Silverleaf villages may have different eligibility rules and amenity access.
  • Golf is part of the surrounding lifestyle, not necessarily a built-in amenity: Cimarrone Golf Club is about 1 mile away and TPC Sawgrass is about 18 miles away, per the developer.
  • Nearby areas such as Ponte Vedra Beach are different micro-markets, so don't use their numbers to price a Silverleaf home.
  • What the Silverleaf community offers on paper only matters if it comes with your home, so verify amenity access, HOA dues, and any CDD obligations before you write an offer.

I came to Jacksonville because of the fishing, so I get the pull of a place that feels like time off. Plenty of my 55+ buyers from New York, New Jersey, Pennsylvania, Ohio, and Illinois ask me the same thing. “Can I live somewhere that feels like a permanent vacation?” In Silverleaf, mostly yes. But the word “Silverleaf” on a listing doesn’t tell you everything, so let’s unpack it.

What Silverleaf Community Offers on an Ordinary Tuesday

Walking, biking, pickleball, tennis, parks, and pools make up the day-to-day. That’s what makes it feel like a long weekend that never ends.

Paths and parks

The developer says SilverLeaf has more than 50 miles of sidewalks and golf-cart paths, plus neighborhood parks. The community page describes walking and jogging routes and bike rides along paths bordered by native plants and trees, with picnic areas along the way.

It’s a simple pleasure. You leave the house, nobody asks you to merge onto a highway, and you’re outside.

Pickleball, tennis, fitness, and social space

The same community page highlights tennis and pickleball. Resort-style pools, fitness facilities, and social gathering spots round out the picture.

Here’s my honest caveat. Silverleaf is a large master-planned community with multiple villages. Not everything the Silverleaf community offers is open to every resident. I never assume a listing’s “Silverleaf” label means access to every amenity center. I check the specific neighborhood and the governing documents.

How close is the golf?

Nearby, not necessarily on-site. The developer’s location page lists courses in the area, and these distances are the developer’s approximate figures:

Golf courseApproximate distance (developer-stated)
Cimarrone Golf ClubAbout 1 mile
St. Johns Golf & Country ClubAbout 2 miles
South Hampton Golf ClubAbout 2 miles
TPC SawgrassAbout 18 miles

The location page also lists Julington Creek Golf Club and courses at World Golf Village. If a golf course inside your 55+ community is a must-have, tell me. Stillwater by Lennar is the only 55+ community in the area with its own course, and that changes the shortlist.

Is Reverie at Silverleaf the 55+ part of Silverleaf?

Yes. Reverie at Silverleaf is the age-qualified neighborhood inside the larger Silverleaf master plan. Other Silverleaf villages may have different household eligibility rules and different amenity access.

This is where buyers get tripped up, especially when they’re searching from 1,000 miles away. You see a gorgeous pool photo, assume it’s yours, and later discover the home you love sits in a village with a different amenity setup.

Here’s what I walk my clients through before we ever tour:

  • Which village is the home in? Not just the community name.
  • Which amenity centers does that address actually include? Get it in writing from the governing documents.
  • What are the age-qualification rules? Confirm them for your household before you get attached.
  • Is it new construction or resale? Builder inventory changes, and I confirm what’s actually available before I send you a link.

If you’re weighing new homes here, my Silverleaf new construction breakdown goes deeper. One more thing I tell every new-construction buyer: the sales rep at the model works for the builder. Having your own agent in your corner changes the conversation.

What should you check before buying a vacation-style home in Silverleaf?

Check four things: the all-in monthly cost, amenity access, insurance, and how the area compares to its neighbors. The brochure covers none of them well.

The all-in monthly number

HOA dues and any CDD assessments can tell a different story than the labels do. A community with a low HOA and a CDD can cost more per month than one with a higher HOA and no CDD. Fees change, so I pull the current numbers for the specific home. My post on HOA vs. CDD fees in St. Johns County 55+ communities shows how to compare apples to apples.

Insurance and hurricanes

You’re in Northeast Florida, and I’m always upfront about it: hurricane and insurance considerations are real. Get an insurance quote early, before you’re emotionally attached to a floor plan. I’ll point you to the right people to ask.

The upside is that Florida has no state income tax, which is a big part of why my Northern buyers run the numbers and smile.

Don’t borrow a neighbor’s price

Ponte Vedra Beach, Jax Beach, Avondale, and St. Johns County’s master-planned communities are not interchangeable. Numbers from a nearby area can help you understand the broader region, but they are not a Silverleaf price.

An individual home’s value depends on condition, street, build year, and timing. When you’re ready to know what a specific Silverleaf home is worth, that’s a conversation we have with real comparable sales in front of us.

See it before you commit

If you’re comparing Silverleaf to other 55+ options, my overview of 55+ communities in St. Johns County lays out how they differ. Del Webb, Toll Brothers, Lennar, Dream Finders and others all have age-restricted communities within a short drive of the beach. Each has a different feel, cost structure, and closing timeline. A quick tour of two or three side by side usually settles it.

Is a Silverleaf lifestyle the right fit for you?

The Silverleaf community offers a lot: paths, parks, pools, pickleball, and golf close by. The trick is matching the right village and the right home to what you actually want, then verifying access, monthly costs, and insurance before you commit. That’s the part I do for my clients.

Common questions

Is Silverleaf in St. Johns County a 55+ community?

Not as a whole. Silverleaf is a large master-planned community in St. Johns County with multiple villages, and the 55+ neighborhood within it is Reverie at Silverleaf. Other villages may have different household eligibility rules, so confirm the specific address.

What is Reverie at Silverleaf, and who can live there?

Reverie at Silverleaf is the age-qualified active-adult neighborhood inside Silverleaf. Occupancy rules are set in the community's governing documents. Before you make an offer, I'll help you confirm how they apply to your household.

What amenities are included with a home in Silverleaf?

It depends on the village. The developer highlights parks, more than 50 miles of sidewalks and golf-cart paths, tennis, and pickleball on its community page. Which amenity centers come with a particular home should be verified in writing.

Does Reverie at Silverleaf have its own clubhouse and pool?

Verify it for the exact home before assuming. Silverleaf has resort-style pools and fitness and social facilities, but access can vary by village. I confirm exactly which facilities are attached to the address you're considering and what that means for your monthly costs.

How close is Silverleaf to golf courses?

Several courses are within a short drive. The developer's location page lists Cimarrone Golf Club at about 1 mile, St. Johns Golf & Country Club and South Hampton Golf Club at about 2 miles each, and TPC Sawgrass at about 18 miles. Treat these as approximate.
