Key takeaways
- Reverie at TrailMark has six tournament-quality pickleball courts and sits near the King & Bear and Slammer & Squire courses at World Golf Village.
- Stillwater by Lennar is the only 55+ community in our area with a golf course of its own; most others put you near golf, not on it.
- A directory listing updated in October 2026 counts 19 pickleball courts in St. Johns County, but it is a third-party count, not an official county total.
- Amenity lists don't tell you whether golf is included in your dues, so confirm membership, fees, and access with each community before you compare them.
Which 55+ communities near St. Augustine have pickleball courts?
Reverie at TrailMark, Reverie at SilverLeaf, and WaterSong at RiverTown all have pickleball courts inside the community. That is the easy part. The harder part is golf, which I'll get to next.
The on-site pickleball communities
Reverie at TrailMark is a gated, age-qualified community in St. Augustine. According to PrivateCommunities.com, it has six tournament-quality pickleball courts, plus bocce courts, a clubhouse, fitness center, pool, and spa.
Reverie at SilverLeaf leans into pickleball and indoor golf practice. It lists six pickleball courts and a golf simulator, but not an on-site full golf course.
WaterSong at RiverTown is an age-qualified community in St. Johns County. Per PrivateCommunities.com, its amenities include a clubhouse, resort-style pool, lap pool, fitness center, bocce and pickleball courts, a lake pavilion, a biergarten, and a dog park.
Side-by-side amenity snapshot
| Community | Age classification | Pickleball | Golf |
|---|---|---|---|
| Reverie at TrailMark | 55+ (age-qualified) | Six tournament-quality courts | Near King & Bear and Slammer & Squire |
| Reverie at SilverLeaf | 55+ | Six courts | Golf simulator on site |
| WaterSong at RiverTown | 55+ (age-qualified) | On-site courts | Near Cimarron Golf Club and St. Johns Golf Club |
| Palencia | Not formally age-restricted | Tennis and pickleball courts | Arthur Hills-designed championship course |
| Bannon Lakes | All-ages | Tennis and pickleball courts | None listed |
That age classification line matters. A true 55+ community, an active-adult-oriented neighborhood, and an all-ages community are three different things. I keep them separate when I tour with clients. I explain the rules in my guide to 55+ age-restriction rules.
Where can you play pickleball outside a community?
Public courts exist, and your best source is the St. Johns County Parks & Recreation guide published in July 2026. Check it directly for court locations, programs, and facility rules.
One directory, the Global Pickleball Network, was updated in October 2026 and lists 19 pickleball courts in St. Johns County, including private courts at Markland and SilverLeaf Village. Treat that as a helpful third-party listing, not an official count.
How do Northeast Florida's 55+ communities compare on golf access?
Most put you near golf, not on it. In my experience, that surprises buyers who assume every golf-and-pickleball neighborhood has a course inside the gates.
World Golf Village and the I-95 corridor
This is the strongest pocket for pairing active-adult housing with golf. Reverie at TrailMark sits near the King & Bear and Slammer & Squire courses, and also near St. Johns Golf & Country Club, The Palencia Club, and TPC Sawgrass, per the same PrivateCommunities.com listing.
If TPC Sawgrass is on your radar, my Sawgrass buyer's guide for Ponte Vedra Beach covers that side of the line.
RiverTown and western St. Johns County
WaterSong gives you the pickleball on site. For golf, residents are pointed to Cimarron Golf Club and St. Johns Golf Club nearby.
Palencia, for golf and pickleball in one place
Palencia is not officially age-restricted. According to ActiveAdultLiving.com, it has an Arthur Hills-designed championship golf course, a golf clubhouse, tennis and pickleball courts, pools, fitness facilities, and trails.
Another all-ages option, Bannon Lakes, has a clubhouse, pool, fitness center, and tennis and pickleball courts, per TopRetirements.com. It is not a 55+ community.
The one 55+ community with its own golf course
Stillwater by Lennar is the only 55+ community in this area with a golf course. If you want to roll out of bed and tee off, it belongs on your list. Every other 55+ option I show clients means a short drive to the course.
What should you confirm before choosing a community for golf or pickleball?
Confirm what is included, what costs extra, and who can play. Amenity lists never answer those questions, and the answers change your monthly budget.
Here is the checklist I walk my clients through:
- Is golf included in your dues? Or is a separate club membership required?
- Can outside residents play? That affects tee-time availability.
- Do pickleball courts need reservations? Six courts feel different with 50 players than with 15.
- What are the HOA and CDD obligations? I break these down in my posts on CDD fees in 55+ communities and HOA vs CDD fees in St. Johns County.
Get these answers from each community's HOA, developer, or golf-club membership office. Don't rely on a brochure or a YouTube tour.
A quick note on new construction
Many buyers I work with are drawn to new builds. Just remember the builder's sales rep works for the builder, not for you. Status also changes: Del Webb Nocatee, Del Webb eTown, and Del Webb Ponte Vedra have closed out of new construction, so those are resale conversations now. I confirm what is still selling before I send anyone to a sales center.
