The homes that priced it right sold in two weeks. The rest took four months.
All 43 sales inside Sweetwater by Del Webb over twelve months, split by home type, with the one number that decided how long each took.
Short answer: Sweetwater homes that were priced right on day one went under contract in a median of 14 days. Homes that had to cut their price took 108 days and still closed for less. The community median was $372,500, but single-family homes, carriage homes and villas, and the condominiums each sold very differently.

Most market reports are about Jacksonville, or St. Johns County, or “the First Coast.” None of that tells you much. Your neighbor's sale on Little Swift Circle tells you something. So this is Sweetwater only: all 43 closings.

Eight homes available in a community that sells about three and a half a month is roughly two months of supply. Eleven of the 43 sellers got their full asking price or better. The market here is not the problem.
Sweetwater is not one market
Condominiums, carriage homes, villas and single-family homes all sit inside this community, and they do not trade alike.

A single-family home sold for $479,000 at the median and went under contract in 23 days. A carriage home or villa sold for $272,500 and took 72. Same community, same amenities, similar age, and a completely different sale.
The condominiums are the tightest of the three. Four sold in twelve months, they were the only type to close above asking at the median, and there was nothing available at 9831 Del Webb Parkway on 28 September, with two under contract.
The number most owners never see
Twenty-five of the 43 homes never touched their asking price. Eighteen had to cut it.

Cutting the price did not rescue the number. It cost three months and landed in about the same place. Five homes went under contract in three days, and every one of them was priced correctly from the start. At the other end, one home took 343 days.
There are not enough buyers looking in Sweetwater for a high price to find one eventually. The first two weeks are when your home is new to everyone watching, and that is the only free shot you get at them.
